COBHAM BARN CONVERSION
This project involves converting an old agricultural storage barn into two semi-detached houses in a rural setting.
APD was challenged to breathe new life into this Cobham barn conversion. The design combines the barn's heritage with modern style. Inside, the spaces are designed to maximise light, height, and views, creating a unique and practical living experience that blends the old with the new.

The heart of this project lies in the transformation of an agricultural storage barn into two exquisite semi-detached houses, set against the backdrop of a rural landscape. Our approach was rooted in modern vernacular design, a style that combines the best of contemporary aesthetics with a deep respect for the surroundings.
Harnessing existing space
The challenge in this build was substantial, as we were mandated to preserve the barn's original steel structure - a non-negotiable planning requirement. The location of this project within Greater London's green belt added an extra layer of complexity, with strict development regulations designed to preserve open land and prevent urban sprawl. These regulations meant we had to work within the existing barn's volume, footprint, and height while keeping the steel structure in place during construction. This structural puzzle presented formidable challenges, considering the loads on the existing structure and the intricate task of integrating new walls around the preserved steel framework.
Our involvement in this project stemmed from a referral by the client's advisor, who had previously collaborated with us. What makes this project truly unique is that our client was also the contractor and developer, having established a residential development company with the Cobham barns as their inaugural portfolio project. This close collaboration allowed us to bring their vision to life, combining our expertise with their passion for this project.
Thoughtful design
To maximize the usable space, we lowered the ground line by 600mm, a strategic move that enabled the addition of a mezzanine master suite with picturesque views of the garden. Ensuring privacy and tranquility on the mezzanine level, we installed soundproof glass throughout the space.
Our commitment to sustainability and energy efficiency shines through in every aspect of this transformation. All the glazing incorporates solar protection, maintaining a comfortable temperature even with extensive glass surfaces. We embraced green design principles by implementing air source heat pumps and a comprehensive foul drainage and stormwater filtration system. The result is a self-sustaining eco-friendly solution that ensures clean water discharge to the nearby wooded area, further preserving the natural beauty of the surroundings.
In summary, the Cobham barn conversion project is a testament to APD's ability to harmonize the old and the new, respecting heritage while embracing modernity. We navigated challenging regulations and structural intricacies to create a space that is not only aesthetically pleasing but also environmentally responsible. By preserving the past and looking towards the future, we've created a living experience that is truly unique and practical.
